THERE'S 143 ACRES IN NORTHLAKE THAT ARE ZONED MIXED USE PLAN DEVELOPMENT. ALONG THE SOUTH SIDE OF THE 1 14 FRONTAGE. UM. MOST OF THE CHILDREN, FARMS DEVELOPMENT AND. FORT WORTH IS HAS BEEN DEVELOPED AS SINGLE FAMILY RESIDENTIAL AND NORTHLAKE. MOST OF THE FRONTAGE ON 1. 14 IS FOR COMMERCIAL AND THEN JUST BACK BEHIND THAT SOUTH OF THAT FOR SOME MULTI FAMILY. AMENDMENT TONIGHT, TONTO. YOU ADD THIS IN A NEWLY ANNEXED AREA INTO THAT TRACKED AND TO ALLOW FOR TOWN HOMES ON IT. THE AREA TO BE ANNEXED, WAS FORMERLY IN FORT WORTH AND DUE TO AN AGREEMENT LAST YEAR WAS RELEASED FROM FORT WORTH AND THE PROPERTY UNDER HAS REQUESTED THAT IT VIA NEXT TO THE TOWN OF NORTH LAKE. SO THE STEPS TO MAKE ALL THIS HAPPEN.

FIRST FOR THE ANNEXATION MUST APPROVE A SERVICE PLAN. THIS IS A STANDARD REQUIREMENT JUST SAYS THAT THIS IS WHAT THE TOWN DOES AND WILL PROVIDE ONCE ONCE ANNEXED. YOU HAVEN'T SEEN THESE MUCH LATELY WITH OUR ANNEXATIONS BECAUSE. USUALLY HAVEN'T DEVELOPMENT AGREEMENT BEFORE AND THAT SERVICE PLAN IS INCLUDED WITHIN THAT. SO THIS THIS DEVELOPMENT DOESN'T HAVE A SEPARATE DEVELOPMENT AGREEMENT. SO THAT'S WHY YOU'RE SEEING IT SEPARATELY. AFTER APPROVAL OF THE SERVICE PLAN AGREEMENT, THEN YOU'LL NEED TO HOLD A PUBLIC HEARING ON THE ANNEXATION. AND THEN AFTER THAT, YOU'LL BE ABLE TO ACT ON THE ANNEXATION ORDINANCE. AND AFTER. IF YOU APPROVE THE ANNEXATION THAT NEXT STEP IS TO HIS OWN THAT PROPERTY. THE PD AMENDMENT WILL ADD THAT PROPERTY AGAIN AND ALSO INCLUDES THE CHANGES TO ALLOWED TOWN HOMES ON TO PROVE THAT YOU HAVE TO HOLD THE PUBLIC HEARING FIRST ON THE ZONING. SO TO ME, CHANGING THE FIRST PART TO SAY THERE'S NOTHING THERE. IT'S FINE. I DON'T THINK THAT'S AN ISSUE AGAIN. THE POINT OF NUMBER FOUR IS TO SAY TO TELL THE DEVELOPER WE WILL MAINTAIN THIS ONCE WE ANNEXED YOU IN IF THOSE PUBLIC FACILITIES GO IN, DOES THAT MAKE SENSE? YES, THAT MAKES SENSE. BUT AS A COUNCIL MEMBER MAKING A DECISION REGARDING THIS ISSUE RIGHT NOW, I NEED TO KNOW WHETHER THERE ARE THERE AND WHETHER WE'RE OBLIGATING OURSELVES TO FUTURE UPKEEP OF SAID FACILITIES. YOU'RE AMENDING WHAT'S ALREADY BEEN APPROVED, SO IT'S SORT OF UNIQUE IN THAT PERSPECTIVE AS WELL. SO. THIS SERVICE PLAN REALLY ONLY GOVERNS THAT NEW PART THAT YOU'RE ANNEXING IN.
