THEY OPENED AT SIX, WHICH ALLOWS US TO GET TO NORTH EARLIER AND START OUR ROUTES AROUND SEVEN O'CLOCK IN THE MORNING. UM ACTIVELY HIRING TO ACCOUNT FOR ATTRITION, BOTH ON THE LABORERS AND THE DRIVER'S SIDE. IF I COUNT IS NEEDED, I HAVE THE SUPPORT OF OUR WHOLE TEAM OFFICE, WHICH IS OVER 100 DRIVERS AND 120 TRUCKS. THE SOUTH AND TO THE EAST. AND ONCE WE LEARNED THAT THAT ROAD WAS WAS WAS UNDERWAY AND BEING PLANNED AND THERE WAS SOME DISCUSSIONS ABOUT FUNDING BY THE COUNTY. UM WE JUMPED IN PUT THE SIDE UNDER CONTRACT STARTED WORKING WITH DREW AND NATHAN AND THE REST OF YOUR ADMINISTRATIVE TEAM. ABOUT TRYING TO COME UP WITH A PROJECT THAT WOULD BE A GOOD FIT. MM OUR PLAN IS TO CONSTRUCT TWO CRITICAL ROADS. CLEVELAND GIBBS ROAD, WHICH IS SHOWN IN GREEN. AND THEN WHITE ROAD, WHICH IS SHOWN IN BLUE AND CONSTRUCT THE. RELATED WATER LINES THAT GO ALONG WITH THOSE ROADS. UM IN ADDITION TO THE DOLLARS THAT HOPEFULLY WILL BE PROVIDED BY THE COUNTY, DUKE REALTY IS GOING TO MAKE A SUBSTANTIAL INVESTMENT IN THAT ADDITIONAL INFRASTRUCTURE THAT WILL OUTLINE A LITTLE BIT MORE HERE IN A MINUTE. THE OTHER THING I WOULD POINT TO BEFORE I BEFORE I PASS ON HERE. UM THE RED LINE DOES OUTLINE THE SITE, YOU'LL SEE THE AREA THAT'S HIGHLIGHTED IN YELLOW. THAT AREA IS ACTUALLY BEING RETAINED BY THE SELLER. THAT'S THAT'S FRONTAGE ALONG I 35 IT HAS ABOUT 300 FT OF DEPTH AND SETS UP VERY WELL FOR FUTURE COMMERCIAL OR PAD SOUGHT RETAIL THERE. AND THAT'S I UNDERSTAND. THAT'S WHAT THE EXISTING ON I WOULD LIKE TO PURSUE IN THE FUTURE THERE. MM THIS IS, UM, A DRAWING FROM OUR CIVIL ENGINEER. THAT'S THE LARGE BUILDING. UM YOU KNOW THAT THAT WILL BE A CROSS STOCK BUILDING. IT'LL BE DRESSED UP, PARTICULARLY ALONG THE FRONTAGE ALONG. I 35 ON THE CORNERS FACING WHITE ROAD IN PARTICULAR. AND THEN THE SMALLER BUILDING WILL HAVE LOADING JUST ON ONE SIDE AND IN A SIMILAR FASHION WILL BE DRESSED UP ON THE END FACING I 35 ON THE CORNERS OF THE BUILDING. OUR PLAN IS TO BUILD THE BUILDINGS SPECULATIVELY. WE DON'T CURRENTLY HAVE A TENANT IN IN HAND TO LEASE THOSE BUILDINGS. AND SO AS YOU CAN IMAGINE, UM ACROSS THE COUNTRY WITH 153 MILLION SQUARE FEET OF CLASS A SPACE WE HAVE RELATIONSHIPS WITH THE BROADER RANGE OF TENANTS. SO THIS IS A SAMPLING OF FORTUNE 500 TENANTS THAT WE'VE BEEN DONE BUSINESS WITH IN THE PAST. UM HERE IN DALLAS. WE'VE DONE BUSINESS WITH UM HD SUPPLY OWENS AND MINOR X P O WAYFAIR. MM. AND UPS. DUKE'S GOING TO FUND ABOUT $5.6 MILLION OF THAT COST. THE COUNTY UPON FINAL ACCEPTANCE WILL HOPEFULLY CONSTRUCT $4.6 MILLION OF THAT. AND THEN IN TALKING TO DREW AND NATHAN. IT SOUNDS LIKE THE TOWN WOULD LIKE TO SEE THOSE WATERLINES UPSIDES TO 16 INCHES FROM 12 INCHES, SO THE TOWN WOULD SHIP IN $495,000 TO UP SIZE THOSE WATER LINES. I WOULD ALSO SAY THAT THE TWO ROADS THAT WERE CONSTRUCTING IN THE ASSOCIATED WATERLINES ARE CONSISTENT WITH THE TOWN MASTER PLAN. ANY QUESTIONS THERE? BOY THIS GOT REALLY SMALL. UM OKAY. UM THIS IS REALLY A PROJECT TIMELINE. AT THIS POINT. WE STILL HAVE A NUMBER OF THINGS THAT WE'RE WORKING ON. MM BUT THIS IS REALLY KIND OF BEST GUESS ON WHAT WE'RE LOOKING AT RIGHT NOW FOR CONSTRUCTION OF THE INFRASTRUCTURE AND THE BUILDINGS. FIRST OF ALL TO START WITH THE INFRASTRUCTURE OFF SITE INFRASTRUCTURE. WE CURRENTLY HAVE THE LAND IN OUR CONTRACT. WE DON'T OWN THE SITE. WE'RE TRACKING TO TRY TO CLOSE ON THE SITE IN MID SEPTEMBER. SO ASSUMING THAT HAPPENS AND WE'RE ABLE TO ACCESS THE RIGHT AWAY THAT HAS BEEN GRANTED FOR THE CONSTRUCTION OF CLEVELAND GIVES ROAD WE WOULD EXPECT TO BREAK GROUND ON CLEVELAND GIBBS IN NOVEMBER. UM COMPLETE CLEVELAND GIVES IN JULY OF NEXT YEAR. AND THEN BREAK GROUND ON WHITE IN MARCH OF 2023 THAT WOULD BE CONTEMPORANEOUSLY WITH THE BUILDINGS THAT WERE GOING TO BE BUILDING. WATER LINES ON BOTH BUILDINGS ON BOTH ROADS WOULD BE COMPLETE IN JULY, 2023 WHITE ROAD COMPLETED IN AUGUST OF 2023 SO LONG STORY SHORT AS LONG AS WE CAN CLOSE ON THE LAND AND SEPTEMBER WE SHOULD BE ABLE TO DELIVER ALL THE OFF SITE INFRASTRUCTURE BY AUGUST OF 2023. THE BUILDINGS. SAME PLAN WITH THE LAND CLOSING IN SEPTEMBER, ASSUMING WE GET CIVIL PERMIT APPROVAL IN NOVEMBER AND A BUILDING PERMIT IN JANUARY WE'VE MOBILIZED IN FEBRUARY OF NEXT YEAR. MM GROUNDBREAKING MARCH TILT PANELS IN AUGUST. FINAL INSPECTIONS WOULD BE JANUARY OF 2024 SUBSTANTIAL COMPLETION OF THE BUILDING IN FEBRUARY OF 2024 SO LOT OF CONSTRUCTION, A LOT OF VERTICAL IMPROVEMENTS, SO IT'S GOING TO TAKE A REASONABLE AMOUNT OF TIME TO PERFORM. I'LL JUST GIVE YOU A QUICK SUMMARY HERE AND THEN I'M GOING TO OPEN IT UP FOR QUESTIONS. UM BUT AGAIN, IT'S GOING TO BE A TWO BUILDING PROJECT. TOTAL SQUARE FOOTAGE BETWEEN THE TWO BUILDINGS WILL BE 1.35 MILLION SQUARE FEET. THESE WILL BE CLASS A LOGISTICS BUILDINGS BRAND NEW DEVELOPMENT.

MM WILL CREATE OVER $100 MILLION IN NEW VERTICAL DEVELOPMENT. UM, IS TAXABLE. THE TENANTS WILL GENERATE ADDITIONAL TAX BASED ON THEIR BUSINESS, PERSONAL PROPERTY. UM, AND ANY POTENTIAL SALES TAXES THAT ARE GENERATED IN IN THE BUILDINGS NOW, SINCE WE DON'T HAVE THE TENANT IN HAND YET, AND WE'LL PROBABLY BUILD THESE BUILDINGS SPECULATIVELY, I'D BE SPECULATING IF I TRY TO TELL YOU WHAT I THINK THOSE THOSE VALUES COULD BE. UM, BUT I WOULD TELL YOU ON THE BUSINESS, PERSONAL PROPERTY SIDE, JUST LOOKING AT SOME OF OUR OTHER BUILDINGS THAT BUSINESS PERSONAL PROPERTY CAN RANGE ANYWHERE FROM 25 CENTS OF FOOT TO THE BUILDING PER YEAR ALL THE WAY UP TO WE'VE GOT ONE THAT'S ALMOST AT A DOLLAR 50 A SQUARE FOOT, SO IT REALLY JUST DEPENDS ON THE VALUE OF THE INVENTORY IN PARTICULAR. AND THEN WHEN IT COMES TO SALES TAXES, TYPICALLY TYPICALLY, UM INDUSTRIAL USERS UP UNTIL THE SAME VIBE TO 10 YEARS AGO HAVEN'T REALLY GENERATED SALES TAXES. BUT WITH THE GROWTH OF THE E COMMERCE INDUSTRY AND THE FACT THAT A LOT OF THESE DISTRIBUTION CENTERS ARE GENERATING SALES DIRECTLY OUT OF DISTRIBUTION CENTER SO LONG AS THE SITE IS FOR THE SALE IS DECLARED IN THE CITY WHERE THE DISTRIBUTION CENTER IS LOCATED.

THE CITY OR THE TOWN IN THIS CASE WOULD BENEFIT FROM THAT SALES TAX REVENUES. SO OBVIOUSLY THAT NUMBER IS PRETTY STRICTLY DEPENDENT ON THE AMOUNT OF SALES . ANY PARTICULAR TENANT MAY MAY GENERATE THERE. MM AGAIN THROUGH THE PUBLIC PRIVATE PARTNERSHIP BETWEEN THE TOWN AND THE COUNTY AND DUKE. WE'RE GOING TO CONSTRUCT $10.7 MILLION OF INFRASTRUCTURE.
