IT'S REALLY THAT OVERARCHING POLICY DOCUMENTED THAT HELPS TO GUIDE FUTURE GROWTH AND DEVELOPMENT AND A COMMUNITY SO THIS PLAN IS GOING TO LOOK OUT TO YOUR 2045 SO ABOUT 20 YEAR HORIZON. THE LAST CONFERENCE OF PLAN FOR NORTH LAKE WAS DONE IN 2016 MOST COMMUNITIES IN TEXAS WILL UPDATE THEIR PLANS ABOUT EVERY FIVE OR 10 YEARS JUST ACCOUNT FOR CHANGES IN THE COMMUNITY, WHETHER THAT'S SIGNIFICANT GROWTH OR DEMOGRAPHIC CHANGES, SO ALL OF YOU KNOW ON A DAILY BASIS AND SEE ALL THE GROWTH THAT HAS OCCURRED, SO IT'S DEFINITELY A GREAT TIME. TO BE EMBARKING ON THIS PLANNED PROCESS SO THAT THE CORE OF A COMPREHENSIVE PLAN IS THE FUTURE LAND USE MAPS THAT MAP SERVES AS GUIDANCE OF WHERE DIFFERENT DEVELOPMENT TYPES ARE ENVISIONED TO GO IN THE FUTURE. ONCE THAT COMPREHENSIVE PLAN AS ADOPTED, TYPICALLY, A COMMUNITY WILL UPDATE THEIR ZONING REGULATIONS TO MATCH THE INTENT OF THE FUTURE LAND USE PLAN. OTHER TOPICS THAT THE CONFERENCE OF PLAN WILL COVER AT A HIGH LEVEL OR THINGS LIKE TRANSPORTATION UTILITIES, THE ENVIRONMENT, INFRASTRUCTURE AND COMMUNITY CHARACTER. SO THIS IS A SNAPSHOT OF OUR PLANNING PROCESS I MENTIONED IT WILL BE ABOUT A YEAR LONG PROCESS. AND THEN FINALLY, THE IMPLEMENTATION STRATEGY, SO THIS IS REALLY GOING TO SERVE AS SORT OF A CHECKLIST FOR THE COMMUNITY MOVING FORWARD. IT'S GOING TO DOCUMENT ALL OF THE RECOMMENDED POLICIES AND STRATEGIES TO HELP IMPLEMENT THE COMMUNITY VISION MOVING FORWARD. SO I MENTIONED THE LAST CONFERENCE OF PLAN UPDATE WAS DONE IN 2016 AND JUST A NOTE ON THE EXTENSIVE GROWTH THAT'S OCCURRED IN THE COMMUNITY . SINCE 2010. THERE'S BEEN ABOUT 600% GROWTH, UM AND IN TERMS OF THE POPULATION GROWTH, SO JUST MASSIVE AMOUNT OF RAPID GROWTH IN THE PAST DECADE. WE ARE STILL WE'RE WORKING ON, YOU KNOW, UM, UM, CALCULATING POPULATION PROJECTIONS. BUT IF THE CURRENT TRENDS CONTINUE THAT CURRENT GROWTH TUNES CONTINUE. NORTH LAKE COULD BE UPWARDS OF 45,000 RESIDENTS BY THE YEAR. 2045 SO, OBVIOUSLY, THAT'S EXPECTED TO BE A LOT OF CONTINUED GROWTH. BUT THE COMPREHENSIVE PLAN AS A GREAT OPPORTUNITY TO GET THE COMMUNITY TOGETHER TO HELP DIRECT, UM HOW AND WHERE THAT GROWTH MIGHT OCCUR, AND WHAT IT WILL LOOK LIKE WHAT'S THE CHARACTER OF THAT GROWTH? SO IN TERMS OF THE COMMUNITY TODAY, THE PLANNING AREAS ABOUT 32 SQUARE MILES THAT INCLUDES BOTH THE TOWN LIMITS AND THE E T J AREA. A SIGNIFICANT PORTION IS WITHIN THE FLOODPLAIN JUST UNDER 30% SO AND IN ONE WAY THAT'S A CONSTRAINT IN TERMS OF NOT BEING ABLE TO DEVELOP, BUT IT'S ALSO IT COULD BE AN OPPORTUNITY FOR YOU KNOW, NATURAL AREAS, TRAIL CONNECTIONS KIND OF CELEBRATING THE NATURAL BEAUTY OF DIDN'T CREAK IN THOSE AREAS. SO IN TERMS OF THE DEVELOPED AREA ABOUT 65% IS RESIDENTIAL AND 35% IS NON RESIDENTIAL. 45% IS UNDER YOUR NEXT LAND.
